| 01/06/07 A&E is running multiple episodes of Flip This House, I guess for lack of any original progrmming and its the holidays and people can catch up, but it makes it hard for us regular viewers. I did catch an episode of the Atlanta gang that I had missed. Sam buys a 3,000 sf colonial, 4 bedrooms, 3 bathrooms from some investors for $130,000 sight unseen just photos. Looks as if some remodeling had been started then stopped at least in the kitchen. The house was built in 1989 and has the standard brass fixtures, so those all need to be updated, the kitchen needs to be redone some landscaping and voila. But things are never that simple. The deck turns out to be rotted and needs to be replaced. Uh, who puts astro turf on a deck that was ugly. Shani decides to paint the trim and crown molding and all the doors black. Since almost all the walls are white or a very pale neutral that's OK but still, as an experienced flipper she should know better. Must be the hormones since she is almost 7 months pregnant at the time. Lamont the project mananger has a potential buyer and he hates the black trim and wants a recording studio in the walkout basement but Shani and Sam are a bit skeptical cause no money has been exchanged, no contract has been signed. All the reno work is done in 2 wks and the recording studio and equipment installed for $35,000. Total investment $166,000. The buyer a friend of Lamonts does not seem that eager during the open house but does end up buying for $250,000. Profit $84,000. What amazes me is that house was brick on the front, sides and back, was 3,000 sf and was originally bought for $131,000 a house that size and condition and on that large piece of land would be going for over $500,000 here in the Virginia, Maryland, DC metro area.

| A new season starts Mar 31st, interesting that Sam and family are no longer listed with the Atlanta crew and New Haven has been added. I do recall reading that it was Angela who contacted the Producers and set them up with Sam last year, it seems they kept her and dropped him (or he dropped out). Quote:

| Bout time A&E got some new shows on. Still tonight is a big problem for me with TAR possible running over due to March Madness. Then with Dresden Files and Surreal Life. There are altogether 7 programs I watch and tape on Sunday nights and FTH means 8. What a scheduling dilemna.

| Folly Beach House Update Recently got hooked on this show. I'm always most curious about what properties sold for that they don't disclose at the end of the show. Saw the episode on the Folly Beach property, so I did some research. Bought for $1.2MM, invested something like ~$400K. Ended up holding it for quite some time and then listed it for $1.675MM in Oct/2006, and ended up selling for $1.55MM to another investor Cross Atlantic, LLC. If you google search 1216 Tabby Drive, Folly Beach you can get links to see the listings (shows exact pictures from the show, definitely the same house) and there is a posting in the local paper for property transfers that shows the sales price. Also, FYI...the Charleston County clerks office has a great website that allows you to search the deeds/mortgages and you can actually see the deed that Richard Davis and his construction guy Kevin signed to buy the property. Based on their selling price, they basically broke even before carrying costs, which probably put them under water a bit on this one. Now that the housing market has really slowed in a lot of areas, I would love to see flashbacks to see what some of the other properties ended up selling for and how business is in todays "less than hot" market. Regardless, love the show and wish they would air more episodes of the Trademark team rather than the ATL or Texas groups. |

| 3/31/07 - new eps FYI: I noticed on TLC that Richard Davis from Trademark properties had a special on. I don't know if he will be having a regular show on TLC but this was a 1 hour special that showed his company Trademark being the force behind finding, buying, and moving Shoeless Joe home next the the Greenville, SC baseball stadium and making it the official Shoeless Joe museum. Richard loves baseball and since he could not buy the local team bought one up in New England. Anyway A&E has added a new Flip This House team from New Haven, Conneticut. This group is a handsome group of men and provide much needed eye candy for some of us who watch the home improvement shows. The company picks up a 653 sq ft home built in 1910 for $15,000. Personally, I wondered why they bothered. It has 3 bedrooms and 1 bath. They plan to put in $34,250 worth of renovations and sell for $120,000 and do it in 2 weeks. The location is interesting because the construction crew is hit by a nor'easterner and the storm shuts down construction for at least one day. A new roof was put on, as well as siding, new post for the front porch, railings, hand rail on stairs, a white picket fence, and a small landing and stairs on the back of the house. The house was gutted inside and 2 tiny bedroom made into one. The upstairs ceiling was raised, the bathroom redone. At first I was not thrilled with the tile the guys picked out for the kitchen and bathroom but it looked very nice when done. My pet peeve was the main HVAC trunk upstairs was put in a very awkward space, inside the master bedroom when it had been specifically said to put it in the closet so to maximaze floorspace. See how contractors do not listen to you and why you should be on the job site. Sometimes common sense and building are not a good match. While the foreman wanted to move it. Than Merril and Paul Esjian said no due to money issues. But to me as a home owner that was a deal breaker. But later Than and Paul went a tad over it when one kitchen counter was too big and cut short living room space. They keep on and on about doing it perfectly and yet they cut corners with the HVAC trunk. That inconsistency of thinking always is confusing. What surprised me the most is that a gay couple who plan to adopt bought the house and plan on living there a long, long time. I personally can see it as a first time buy or rent it out. But for 2 grown people and a child. It is small. It was sold first day for $120,000 for a profit of $65,670. I must say I liked this team way better than the Montelongo's. Whose aggrogance knows no bounds.

| A&E New Crew is Awesome I have been a fan of the show with Trademark and the gang and glad to see them back. However, I loved the new crew in New Haven, CT. Talk about eye candy. Than and Jeremy (I think) are gorgeous! They make watching TV fun and can tell they love what they do. They should be in a boyband... Also, seemed like they knew what they were doing and didn't have to yell and whine to get things done like the Montelongos and Richard sometimes! Loved it and want to see them more!!!! |

| Richard Davis is back on TLC in the Real Deal Next Sat, at 9pm TLC presents The Real Deal, a show about flipping houses and real estate investment staring the Trademark Properties team that starred in the first season of A&E's Flip This House. Interesting that TLC's The Real Deal with be in direct competition with A&E's Flip This House. This is why VCR's were intevented and thank goodness cable networks tend to repeat broadcasts.
