Thanks for the link jquitar I checked out the gentleman's blog and it was nice to read what a real flipper has to go through especially, the extra time and money. Really liked that he had a really nice template for his blog and he had great photos of the project and blueprint of the master bedroom build.

I found this link at TWOP Dream house slips into a nightmare, It's not really about Property Ladder but would have made a great episode, unfortunately there is no mention of camera crews in the article.

Looks like there will be new episodes of Property Ladder and Flip That House starting on the 14th of July.

Flip That House are half house episodes on TLC of individual flippers, nothing at all like A&E's Flip This House which has crews/teams doing it.

Should be interesting to see how the slow down in the market has effected southern California prices.

I wonder if tonight's episode is David's, I checked his site but there is no mention of it plus he has 2 partners while the guide mention only "2 stylish guys".

Well it wasn't David's episode but it was entertaining. The slate floor in the kitchen looked horrible except when the camera panned back from above during the before and after shots so I guess it would be good it you were able to hover and never had to walk on it. I did not think they would be able to sell but when they started the countdown for time on the market at days rather than weeks I knew it was a done deal. Hopefully the buyers offer less to cover the cost of new flooring in the kitchen.

Personally, I would not have painted the outside of this house. The brick looked in good condition. The slate floor looked horrid. I have seen them when they do not but this was bad. I do think they could have gone with a tile that looked like slate and it would have been cheaper and yet had the same effect. I have seen the combination of slate floors and cherry cabinets a lot in magazines so I was surprised at Kirsten's reaction saying it was a very specific style. I do think the couple learned a very specific lesson as far as flipping that they are not going to live there and that they need to be more style neutral to appeal to the largest possible segment of buyers.

Rodney did piss me off with his "I don't do labour" attitude.

BTW the landscaping sucked. One thing I have learned is that most nurseries have folks who if you will provide a plat of the property and a few pictures of the house will draw up a landcaping plan for you for free and if you follow the plan it will look very professional instead of that several plants standing up in a row like tin soldiers approach that these two flippers took. Very dull and uninspiring.

The first new episode of PL for 2007 was filmed in Atlanta, Georgia. The flippers are Rodney and Chris. They ave been partners for 3 yrs and work in real estate. Now I do wish the narrator had been more specific. Are they real estate agents, are they mortgage brokers, what???? I also wish that we were told the age of the house and the square footaage to give an idea of how much a 2 bedroom 2 bath older ranchhouse is worth in the Atlanta area.

The house was bought for $121,000.

The budget was to be $25,000.

The final sell price was to be $190,000.

Potential profit to be $44,000

The time line was to be 5 to 6 weeks. This was blown and went out to 8 wks.

The budget was blown and was $41,000. $3,000 was spent of painting the house and we never got a figure on the slate tile. The kitchen cabinents were $4,000 but they looked OK. Still wonder if they could have reduced that by buying stock cabinets. The realtors priced the house anywhere from $199,900 to $214,500. The guys put it on the market for $209,500. 7 days later they got an offer for $205,000 and took it. Still realizing a profit of $43,000.

There were also two new FLip That House episodes after Property Ladder.

The first was in Pasadena, CA about 11 outside of LA. The flipper was Ty, a mortgage broker. This is not his first flip. The house he bought for $860,000 was in Madison Hts a very ritzy area of Pasadena. It was 1,576 sf, had 3 bedrooms and 2 bathrooms. His budget was $30,000 and the timeline was 6 wks.

Now I like how he opened up the kitchen into the laundry room making it a bigger space. I liked how he put marble on the red brick of the fireplace. The original hardwood floors were refinished and looked great. He make the opening from the dining room floor to the kitchen wider but since it was a load bearing wall it could not be opened up totally. I like the slate like tile he put in the kitchen, the guys from Property Ladder should have used it. He added new double pane windows to reduce noise. New light fixtures, lots of recess lighting in the living, dining rooms and kitchen. He closed of a door to one of the bathrooms and made it a master suite. Gee, were did I hear that before, ah yes the Property Ladder episode from Kirsten. He also closed the door from the kitchen to the master bedroom. That room had way too many doors. The floors had hardwood but they needed a lot of repair so they got carpeted instead. This 6 wk conversion turned out to be a 2.5 month conversion. The budget went from $30,000 to $60,000. but the realtor told him to put it on the market for $1,030,000 for a potential profit of $110,000. Ouch... Seriously while the renovation was beautiful who can afford to live in LA. They must have a 2 or 3 tier mortgage system.

2nd episode of Flip That House was in Columbia, South Carolina. I like how this show is taking us to various parts of the country and not just southern Califonia and its inflated house prices.

The house is 1,275 sq ft. 2 bedrooms and 1 bath.
Bought for: $90,000.
Budget is: $38 - $40,000.
Timeline: 4 - 5 wks.

What impressed me was that the flipper Chad, although in a wheelchair had the most positive attitude and he obviously knew what he was doing. The finished product was incredible. He was able to finish the house in 3 weeks. He was organized and did not stint on using enough people. He must also know his suppliers really well and had no delivery problems with them. Since it was an older home he got rid of the chimney and converted the two fireplaces into gas. He refaced the mantels and stained them a mahogony, Redid the wood floors. The kitchen was exquisite. He put in beams to make is a coffered ceiling and added beadboard into the insets. Added a lot of recessed lighting. New cabinets a beautiful island and stainless steel appliances. He also took a small room off the back of the house and enclosed it and make a master suite bathroom and walkin closet. Add a small deck to the back of the house, a privacy fence and some stone pathways. Chad spent $45,000 renovating this house. The realtor said to set the sale price at $214,500 giving him a potential profit of $80,000. I was truly impressed with the quality of this home and this flipper.
